Owning a Home Is Not Always the Simplest Choice
Some San Francisco owners have accumulated significant equity.
But they may also be carrying:
High property taxes.
HOA dues.
Repairs.
Maintenance.
Insurance.
And a home that no longer fits their lifestyle.
At some point, the question becomes:
Would life be easier if I sold?
Start With the Equity
The first step is understanding what you would actually net after selling.
Your home may be worth $2 million, but that does not mean you receive $2 million.
Consider the mortgage balance, commissions, taxes, preparation costs, and other closing expenses.
Then Look at Lifestyle
Would renting allow you to live somewhere you prefer?
Would it reduce your responsibilities?
Would you travel more?
Would you like the flexibility to move easily?
Those are legitimate benefits.
But Consider What You Are Giving Up
If you have a very low mortgage rate, selling means giving that financing up.
You also give up potential future appreciation and the security of owning the property.
The Bottom Line
Selling and renting can be an excellent choice.
It can also be financially shortsighted.
The right decision depends on what you want your next five to ten years to look like.
